Patient capital, measurable impact.

I invest to return value to the community: a family that keeps its home, a historic place that lives again, a school where there was none.

Historic villa with a formal garden in Northern Italy

The thesis

Many assets carry a social value that the market misprices: homes of families under financial strain, historic buildings left without a future, industrial sites waiting for a new use, communities without a good school. Patient capital, structured with discipline, can protect that value and earn a fair return.

I assess every investment on two fronts from the outset: financial sustainability and a measurable social outcome. If one of the two is missing, the project does not proceed. Part of the value created returns to the community through The Ronsisvalle Heritage.

Four areas

Homes for families in hardship

Residential properties under financial or judicial pressure, resolved through negotiation with creditors. The aim is a sustainable solution for the family and a fair outcome for lenders.

Heritage and hospitality

Historic villas, estates and hotels returned to active use, with respect for their architecture and with spaces open to the local community.

International education

New international schools on regenerated sites, built with qualified educational partners and open to talented students through scholarships.

Urban and industrial regeneration

Disused sites converted into places for living, learning and working, with renewable energy and sustainability-linked financing.

How I select projects.

Four criteria, in line with recognised impact investing practice.

Intentionality

The social goal is stated before the investment, not discovered after it.

Additionality

Capital must make a difference that would not happen otherwise.

Measurement

Every project has indicators, a baseline and a reporting cycle.

Financial discipline

Sustainable structures, prudent leverage and a clear exit.
